The Sun Valley Block 2 project is the preeminent land development opportunity in the new Sun Valley Master Plan – a $250M master plan redevelopment just southwest of Downtown Denver. The Sun Valley neighborhood is located in a registered opportunity zone and presents investors, with capital gain, a pathway to secure attractive market returns without paying capital gains taxes over a 10-year hold.
Adjacent to the flourishing neighborhoods of Sloan’s Lake, LoHi, and the Highlands, Sun Valley’s location is ideally situated to benefit from future growth. The prospects of an enhanced Denver Broncos Stadium and associated entertainment district, as well as the adjacent River Mile redevelopment and Ball Arena redevelopment, all stand to benefit the Sun Valley Block 2 project significantly over time. Furthermore, this location is just ⅓ of a mile away to the commuter rail stop, the Decatur/Federal Station, connecting west to Lakewood/Golden and NE to the Union Station terminal hub.
Sun Valley Block 2 is the premier development site within the Sun Valley master plan with frontage along the Platte River and the corresponding 11-acre park. Additionally, Block enjoys frontage along the 10th Ave Promenade – a pedestrian retail corridor for the Sun Valley master plan. Block 2 is nested at the cultural epicenter of this master plan and will anchor the most prominent visibility from I-25 – with over 250,000 vehicles driving by every day.
The Sun Valley Block 2 (SVB2) project features 393 residential units primarily featured in 8 stories above a 4-story parking podium. Block 2 will be constructed utilizing mass timber construction which utilizes large timber panels, columns, and beams constructed off-site from sustainably harvested forests. The mass timber benefits are many, but the main benefits are (1) construction efficiency and (2) unmatched finished aesthetic quality. Mass timber construction saves costs and commands higher rent premiums.
The unit mix is comprised of 115 Studios (21%), 181 traditional one-bedrooms (41%), 70 one-bedroom plus office units (25%), and 50 traditional two-bedrooms (13%). Additionally, the project will feature 6 penthouse units (2%) located on the 12th floor and 16 townhome units (8%) that wrap the ground floor of the building on two sides.
